Second, the beaches. Kihei has six miles of coastline with multiple beach parks. You’re never more than a quick drive (or walk) from sand and surf.

The calm waters at places like Kamaole Beach Parks are perfect for kids learning to snorkel or boogie board.

Third, the location. Kihei sits right in the middle of everything. You can reach the airport in 20 minutes, drive to fancy Wailea for dinner in 10 minutes, or head up to Haleakala for sunrise without leaving at 2am like you would from West Maui.

Plus, Kihei has actual grocery stores (Safeway, Foodland, Times) and tons of casual restaurants. When you’re staying in a condo with a kitchen, this matters. A lot.

North Kihei vs South Kihei: What’s the Difference?

Here’s something most travel blogs won’t tell you: North and South Kihei are so different they might as well be separate towns.

North Kihei is quieter and more residential. The beaches here (like Sugar Beach) are long and beautiful, but the water can be shallow and windy.

It’s perfect if you want peace and quiet, but you’ll need to drive to restaurants and the best swimming beaches.

South Kihei is where the action is. This is where you’ll find Kamaole Beach Parks (the best family beaches in Kihei), tons of restaurants, shops, and that classic beach town vibe. It’s busier, but in a good way. Everything you need is walkable.

For families, I usually recommend South Kihei. You can walk to dinner, the kids can burn energy at the beach parks, and you’re close to everything without feeling like you’re in a resort bubble.

The 6 Best Kihei Condos Worth Booking

I’m not going to list every single condo in Kihei. Instead, here are the ones that consistently deliver for families, with honest pros and cons for each.

1. Maui Sunset (South Kihei)

This is the condo I recommend most often, and here’s why: it works for almost everyone.

Maui Sunset sits on five acres of oceanfront property in South Kihei. The condos range from budget-friendly one-bedrooms to spacious three-bedrooms, so whether you’re a couple or a big family, they’ve got options.

The 60-foot pool is legitimately impressive. Palm trees everywhere, perfectly manicured lawns (seriously, the grass here is nicer than most resort lawns), tennis courts, hot tub, and shuffleboard.

My kids could spend an entire day just on the property.

Here’s what makes it special: every unit has a full kitchen, private lanai, and in-unit washer/dryer. After a day at the beach with sandy towels and swimsuits, that laundry room is a lifesaver.

The location is perfect. You’re across from Waipuilani Park and just minutes from Kamaole Beach Parks. Restaurants and shops are a quick walk.

The honest drawback: The beach directly in front of Maui Sunset isn’t great for swimming. It’s shallow and can have seaweed. But the best beaches are literally a 5-minute walk, so it’s not a dealbreaker.

Who it’s for: Families who want resort-style amenities without resort prices, and anyone who values a central South Kihei location.

2. Kihei Surfside Resort (South Kihei)

If you want to wake up to ocean views without spending a fortune, this is your spot.

Kihei Surfside is a six-story oceanfront building at the southern end of Kihei Road, right where Kihei meets Wailea.

Every single unit has a 180-degree oceanfront view. You can see the islands of Kahoolawe and Lanai from your lanai.

The one-bedroom condos are compact but well-designed. Full kitchen, lanai, ceiling fans (no AC, but the ocean breeze usually keeps things comfortable), and all your beach and snorkel gear is included.

What I love: the location is at the end of a driveway, so you don’t get the road noise that plagues other South Kihei condos. It’s quiet.

Plus, you’re a short walk to Keawakapu Beach, one of my favorite beaches on Maui.

The honest drawback: These condos are on the smaller side. If you have teenagers who need space, this might feel cramped. And no AC means hot sleepers might struggle on rare windless nights.

Who it’s for: Couples or small families who prioritize location and ocean views over square footage, and anyone who wants to stay near (but not in) pricey Wailea.

The Royal Mauian has something no other condo in Kihei has: a rooftop garden with ocean views and Haleakala volcano views.

Located right across from Kamaole Beach Park 1, this property gives you the best of everything. Walk to the beach in under two minutes. Walk to restaurants like Coconut’s Fish Cafe and Maui Tacos in five minutes.

The condos range from one to three bedrooms, all with full kitchens, in-unit washer/dryer, and private lanais. The units are well-maintained and spacious.

But that rooftop? That’s where the magic happens. Families love grilling dinner up there while watching the sunset and the whole South Maui coastline. It’s like having a private sunset viewing deck.

The honest drawback: The oceanfront pool area is nice but smaller than Maui Sunset’s. And being so close to the action means you might hear some street noise.

4. Maui Vista (South Kihei)

If you’re trying to save money without sacrificing location, Maui Vista is your answer.

This complex sits directly across from Kamaole Beach Park 1. You can literally see the beach from the complex. The two-bedroom units are basic but clean, with full kitchens, AC (hallelujah), and lanais.

Each of the three buildings has its own pool and tennis courts. The pools are smaller than resort pools, but they’re perfect for kids to splash around after a beach day.

Here’s what makes Maui Vista special: the price. These condos consistently come in at lower rates than comparable South Kihei properties, but you’re getting the same killer location.

The honest drawback: No AC. The ocean breeze usually keeps things comfortable, but if you’re a hot sleeper or visiting in summer, this could be an issue.

This is the solid budget option that delivers everything you need without any frills.

Located less than five minutes from Wailea Beach and Kamaole Beach Parks, Kihei Kai Nani offers clean, simple one-bedroom condos with full kitchens and the all-important AC.

The property has a pool, BBQ area, and that’s about it. But sometimes simple is exactly what you need. You’re here for the beaches anyway, right?

The honest drawback: These are small, basic condos. If you’re looking for a vacation rental that wows you, this isn’t it. But if you want a clean, affordable base camp for your Maui adventures, it works.

Who it’s for: Budget travelers who plan to spend most of their time out exploring, families who need AC and a good location but don’t care about fancy amenities.

What to Look for When Booking a Kihei Condo

After staying in dozens of Kihei condos over the years, here’s what actually matters:

Location. South Kihei puts you within walking distance of beaches, restaurants, and shops. North Kihei is quieter but you’ll drive everywhere. Pick based on your priorities.

Air conditioning. Ocean breezes are lovely, but they’re not always reliable. If you run hot or have trouble sleeping, pay extra for AC.

Beach proximity vs beach quality. Some condos are “beachfront” but the beach isn’t swimmable. Ask about the actual beach conditions, not just distance to sand.

Kitchen equipment. If you plan to cook (and you should, to save money), make sure the kitchen is actually stocked with basics like cooking oil, spices, and sharp knives. Some condos have bare-bones kitchens.

Beach gear. The best condos include beach chairs, umbrellas, snorkel gear, and coolers. This saves you $100+ renting equipment for the week.

When you’re booking, don’t be shy about asking questions. Good property managers will answer honestly about beach conditions, noise levels, and any quirks the condo has.

Things to Do in Kihei (Besides Lying on the Beach)

You didn’t come all the way to Maui to sit in your condo, so here’s what to actually do in Kihei:

Eat at Cafe O’Lei. This is my go-to restaurant recommendation for first-time Kihei visitors. The macadamia nut-crusted mahi mahi is incredible, and the lunch prices won’t destroy your budget.

They’re open Tuesday through Sunday at Rainbow Mall on South Kihei Road. The waiters are great at suggesting kid-friendly options too.

Snorkel Molokini Crater. This is hands-down one of the best snorkel trips you can take from Kihei.

The half-moon volcanic crater has crystal clear water (often 150+ feet of visibility) and you’ll see hundreds of tropical fish.

Visit Maui Ocean Center. This aquarium is worth the admission price, especially if you have kids. The 750,000-gallon Open Ocean exhibit with the walk-through tunnel is incredible.

You’ll see sharks, rays, sea turtles, and so many tropical fish. The 3D Humpback Whale Experience in their Sphere theater is mesmerizing. Open daily 9am-5pm. Get tickets on Viator.

Spend time at Kamaole Beach Parks. There are three Kamaole beaches (Kam I, II, and III), all perfect for families. Kam III has the best facilities with showers, restrooms, picnic tables, and grills.

The swimming is safe for kids, the snorkeling is decent, and the sunset views are amazing. Plus, it’s free.

Watch whales (December-April). From mid-December through April, humpback whales come to Maui’s warm waters to breed and give birth. You can literally watch them from Kihei’s shoreline.
